Why Edmonds homes take on water
Edmonds is built on hills that run down to Puget Sound, and that shapes most of the water calls here. Through a long wet winter the ground stays soaked, and water moving downhill through the soil ends up against foundations. Crawl spaces and daylight basements on the downhill side of a house are where it shows up first.
The housing adds to it. A lot of homes in Seaview, Westgate, Perrinville and around Five Corners went up between the 1950s and the 1980s. Many sit over vented crawl spaces with plumbing exposed to cold air, older vapor barriers and side sewers made of clay or concrete pipe. A cold snap splits a line under the floor, or roots crack the sewer line, and the water stays hidden until someone notices a smell or a soft floor.
Downtown and through the Bowl, condos make up a big share of homes. When a washer hose or water heater fails in a stacked building, the water travels through ceilings and shared walls, and one leak can reach two or three units.
Then there is the shoreline. During the December 2022 king tide, Puget Sound came over the seawall near the marina and closed the road. Winter storms flooded the neighborhood around Perrinville Creek often enough that the city built a diversion structure off Talbot Road in 2021 to cut down the flooding.
The fix is the same whatever the source: stop the water, get it out, and dry the structure before mold starts. In our cool, damp air, wet framing and insulation will not dry out on their own. Crews cover the 98020 and 98026 ZIP codes and the towns next door.

Before the crew gets there
Do these in order. The first hour checklist has more detail.
- 1Stay clear of electricity. Keep out of water near outlets, cords or the panel. Shut off breakers only from a dry spot.
- 2Stop the water. Close the main shutoff for a plumbing leak. In a condo, call your manager or HOA if it is coming from above.
- 3Call. Get a crew on the way before you start mopping.
- 4Take photos. Wide shots and close-ups of every wet room, before anything moves.

Common questions before calling
Who answers when I call?
Water Damage Edmonds is a referral service. Your call goes to an independent water damage company that works in and around Edmonds. That company does the work and sets its own prices.
Can someone come out at night or on a weekend?
You can call any time. Local companies keep emergency crews on call, and the person you talk to will tell you when someone can be there.
I live in a condo. Can a crew help if the leak came from another unit?
Yes. Crews dry every affected unit and keep records your HOA and insurers can use. Tell your building manager or HOA as soon as you call.
Do they work with insurance?
Most restoration companies document damage for claims, and many bill insurance directly. Ask on the call, and have your policy number handy.
What parts of Edmonds do you cover?
All of Edmonds, from the Bowl and downtown up through Seaview, Westgate, Perrinville, Meadowdale, Five Corners and Firdale, plus Woodway, Mukilteo, Shoreline and Mountlake Terrace.
